Builder’s €750,000 Midleton home comes with larger site

TO borrow a phrase from a children’s TV show which was hugely popular around the time when the development was built – one of the houses in Bromley Court in Midleton is not like the others.

Similar in style to the other 16 detached houses, No 1 Bromley Court is different because its gardens are larger and have higher walls and because it has significantly more living space, having been built with a single storey section at the side and a spacious en suite bedroom on the attic floor “The builder of the development held on to the largest site for himself and built a larger house than the others,’’ explains the current owner who bought the property 18 years ago.

When the original owner was building the detached four-bed house in the late 1990s, he included a lot of extras and put in electric gates and two water features in the gardens.

In recent years the current owner has upped the spec with energy upgrades which brought the BER up to a B1. “ We upgraded the gas boiler, insulated the walls and the attic and fitted 10 south east facing solar PV panels,” he reveals.

Listing the property with a guide of €750,000, Adrianna Hegarty of Hegarty Properties says this is a highly desirable property for a number of reasons, including its location as well as its space, comfort level, energy rating and gardens.

“It’s within a five minute walk from the town centre close to all Midleton schools shops and amenities. Finding a property this spacious this close to town is quite rare,’’ she says.

Offering 213 sq metres of accommodation over three floors, it includes a long sitting room cum dining room which extends from front to rear and has a marble fireplace with an insert stove and a Waterford crystal chandelier in the living area.

A set of double doors at the rear opens into a large sunroom which may have been a later addition. A second set of double doors in the sunroom opens into a kitchen /diner with hand painted granite topped blue/grey units and two large Velux windows.

“When we open up both sets of double doors we have great space for entertaining,’’ reveals the owner who reckons there must have been 60 to 70 people or more at the most recent family party.

Off the kitchen there’s a utility room and overlooking the garden at the front there’s a home office/ study which could be used as an extra bedroom.

The first floor has three bedrooms including a spacious en suite one with a walk in wardrobe at the front. The attic floor has a bedroom with Velux windows and an en suite with a Jacuzzi bath.

Inside its redbrick walls the property has a generous sized redbrick driveway which extends around the side.

The gardens have lawned areas, shrub beds and mature trees as well as two water features including a fountain at the rear.

In one corner there’s redbrick patio which looks like a good spot to catch the evening sun.

Properties in Bromley Court seem to be rare to the market. The most recent sale in the estate recorded on ther Property Price Register was of No 16 which sold six years ago for €340,000.

Ms Hegarty says the property has huge appeal for trading up families who will love the space and the fact that it’s within walking distance of schools.

VERDICT: A spacious centrally located estate house with a lot of extras.
