€5.5m expected for superb South Tipperary stud farm on 262 acres

The Cashel Palace Hotel on Wednesday, July 10, will be the venue for the auction of an equine palace set on some 262 acres of superb Golden Vale pasture.

Rathduff Stud in South Tipperary is approximately 5km from Golden and 11km from the heritage town of Cashel.

It comprises a period home, ancillary cottage, stable yard and various outbuildings — all in excellent condition. The lands extend to 262 acres of the finest pasture, bound by stud railing and perfectly set up for an equine operation.

For sale with Clonmel-based auctioneers Dougan Fitzgerald, the property has a choice of three lots, with options to purchase the house on 155 acres or on 95 acres.

The majority of interest so far, however, is firmly in the entire 262-acre farm — a major rarity and one of the largest holdings to go on sale this year.

The property boasts 30 stables, five separate entrances, manicured gardens and annual entitlements (details of which can be obtained from the selling agents).

“When one goes to auction, you always hope that it will sell on the day,” auctioneer John Fitzgerald says of the forthcoming sale.

I know this property all my life, having been brought up very close to it … it’s a particularly nice farm

“The house is in immaculate condition and it’s on a nice scale — it’s not a huge barracks of a house. It’s a very nice size for family living.

“The land is in tip-top condition. It’s absolutely spectacular — very hard to find waste on it.”

The Victorian-era home offers approximately 3,400ft² of space, with an additional cottage on the grounds offering a further 500ft².

The grounds and gardens around the house are equally impressive, featuring a side lawn, walled garden with greenhouse, mature hedging and specimen trees including beech, oak and laburnum.

The charming stone outbuildings are complimented by a well-organised and functional space for bloodstock and the lands offer panoramic views as well as being of top quality underfoot.

The price guide for the entire holding is €5,500,000.
