Elden on Maryborough Hill comes with stunning view of Cork Harbour

Out of all 29 houses in the Elden development on Maryborough Hill in Douglas, No 17 probably has the best view of Cork Harbour.

Recently listed with a guide of €595,000, the three-bed semi and its adjoining neighbour are the only two houses situated at the end of the cul-de-sac estate facing the harbour.

And from the front patio of the stylish 2007 built house there are views out across a green area, over the rooftops of houses on the hillside below it and out on to the Lough Mahon estuary.

Part of a development of contemporary, stylish highly glazed properties built by O’Flynn Construction, the house now seems every bit as crisp and modern as it must have when it was new.

“It’s been impeccably maintained and is in excellent conditions,” says Michael O’Donovan of Savills, observing that the well-designed estate has matured wonderfully. The cul-de-sac location and harbour views of the property have been greatly appreciated by its current owners and will, he believes, now prove a significant attraction to all who come and view it now.

The set of double doors opening onto the front patio belong to a modern tiled kitchen/diner with high gloss cream units. At ground level there’s also a guest WC and at the rear, a timber-floored sitting room with an insert stove.

The double doors/Juliet balcony at the front of the property belong to an en suite master bedroom offering even better views of the harbour than the room below it. The upper level also has a bathroom and two more bedrooms including a second one with a patio door/Juliet balcony and one which has been fitted out as a home office. The property has gas heating and a B3 BER.

The cobble lock driveway at the front is used for parking and, because of the privacy of the cul-de-sac location, the owners have also set out patio furniture in it so they can sit out and admire the harbour views.

To the rear of the property, there’s also a south west facing low maintenance garden with a Limestone patio and a Barna shed. It has a gated side entrance for good privacy.

The stylish design of the houses along with location in a leafy wooded area close to the Maryborough Hotel mean that Elden properties are very sought after. Situated within a short walk from Douglas Golf Club and Maryborough House Hotel, the property is around 1km from shops, schools and other amenities in Douglas village.

Mr O’Donovan says interested buyers include both first time buyers as well as downsizing ones attracted by its low maintenance garden and proximity to Douglas village.

No 17 is one of just four semi-detached houses in Elden, an architect designed development which has seven detached ones and 18 terraced ones in addition to an apartment complex with 45 units.

The most recent sale of a semi in the estate was of No 27 for €635,000 in August last year, having sold six years earlier for €470,000. The Property Price Register also records this property, No 17, selling for €410,000 in 2016.

The high-level demand for Elden properties can be seen from the fact that a ground level two-bed apartment at No 68 went for €392,000 in January, just seven years after it sold as a new build for €275,000.
